I had never made an offer without seeing and inspecting the property first.  But because I was familiar with the neighborhood, I was able to use the Property Analyzer spreadsheet to help me quickly estimate an offer.  I felt comfortable doing this because I also had the Ultimate Buying and Selling Machine suggestions for contract contingencies to include with my “sight unseen” offer.

 

At closing with the new buyer I received a check for almost $15,000.  My holding and rehab costs were less than $1,000 and I had put $5,600 cash in as a down payment, so my total profit after owning the property for less than a month was about $8,400.

Good Evening Larry,

 

Just thought I'd comment on the Ultimate Buying & Selling Machine even though I'm only half way through the course. Systems, systems, systems....Listening to the CD's on my last trip to Raleigh it hit me, here's how I can do more with my time and be more productive.

 

Firefox with tab browsing: Brilliant! Set up my links in groups, use yours: Bam!

 

Organized (I stress organized), useful information. Use other people's time. Obvious, but it didn't click till I was listening. I still had to relinquish control; but hey, why not pay someone to call adds in a paper and take messages from incoming leads. A couple hours a day paid by someone else would definitely separate the wheat from the chaff.

 

So next action item in the plan.... find a answering service and/or someone to make calls. Lastly... be embarrassed. Making the low offer is still awkward to do but its has gotten me through (note less time wasted) at least one potentially bad or not good deal.

 

I'm sure I'll have more to say as I get to your phone call CD's.

I have already went through the Ultimate buying and selling machine program once and I am reviewing it again. I bought two properties last year and have not done anything this year so this has given me some inspiration. I am a stay-at-home mom and we went from two to one salary to live on. And my salary was equal to or more than my husbands. Our household income has been cut in half - ouch! So by saying this I do not spend money on things unless I pray about it and it feels good to me. I am so glad that I did spend the money because I have got so much from your program.

 

First, I don't buy a house unless it is a good deal - your system assured me that it is okay to be embarrassed about an offer. Second, the phone conversations with FSBO's and Realtors is great. This is the information that makes me more confident when talking with people. Third, I now feel confident in making offers without seeing the property as well...because it is all about the numbers. I am a stay-at-home mom and don't have time to go and drag my child around in 90 degree weather looking at 50 homes a month. I have made three offers since getting your program without looking at them and feel good about it. I could keep going. I think that anyone that gets the program will be pleased with everything that they get and feel that it is definitely worth every penny.

 

I also bought Carlton Sheets just to see what all the fuss was about but I sent it back because I did not get anything out of it like I got from your information. Carlton Sheets has got nothing on you Larry! Plus by being a Christian I see the fruits of your labor and feel that you are faithful in everything you do. I was telling my husband that I have never met you but feel that my spirit bears witness with your spirit and truthfully feel that you are a child of Christ.

I have been a 'student' of real estate investing for the past year. Lou Brown, Richard Roop, Dan Doran... The best that I could find. Then I listened to one of your teleclasses and was intrigued by the way you said you buy properties without having seen them. So I bought your course. I don't think I have it 'all down pat'

 

but I know I will work towards being able to do business this way. I sent out postcards and received a call. I spoke with the woman and I used the ultimate property analyzer to help me determine my maximum allowable offer. It's a great tool. I was able to purchase the property on a purchase contract. I put the listing on the AZREIA website and distributed flyers at the monthly meeting. I sold the property the next day wholesale and made $11,000. That was my first deal that went through.

 

Your system intrigued me because for the past 2 years I've been dealing with serious panic attacks which had pretty much put a freeze on my originations. I am loan officer here in Phoenix. I pretty much couldn't talk with people on the phone or in person. Even people that I knew. 2 years later things are MUCH better but not 100%. I'm looking forward to working through your system and building my team so that I can become VERY successful in my new venture.

I got your course as I was really intrigued with how you organize your follow-up with auto responders and was looking forward to exploring ways to use your system to also take better care of following up on our mailing list leads.

You won't believe what happened at the following Trump Wealth Expo here in Dallas... (it was nice BTW speaking more with you there, thanks for taking the time). At the end of the Expo I took my collapsible booth back out to the parking lot at the Dallas Convention Center only to discover that my truck had been stolen! Unbelievable!!

It has been about 6 months since I purchased your Ultimate Buying & Selling Machine System and it has really made a huge impact in my investing strategy. Before purchasing this system my knowledge was limited. Just going to real estate investment groups was not giving me the powerful knowledge I wanted to really get started in SUCCESSFUL investing. Before it was just scratching around to find average deals hoping it would cash flow. Now my game plan is Buying, Selling and Wholesaling! These are fantastic opportunities and possibilities!

 

I’m able to take the knowledge I’ve gained from the study course and apply them using suggested web browsers and techniques to find the deals, how to negotiate with confidence getting me the best deals, make determinations on what are good deals and what are definitely not good deals and mostly make careful, calculated decisions to grow my business.

I have bought and rehabbed 2 houses using your method. My first house I bought for $29,000 and put about $7,000 into it and it appraised for $73,000 with about $15,000 worth of equity. The second house I bought for $29,500 and put $27,000 into that one and it appraised at $95,000 with about $19,000 worth of equity. 

 

Both houses were from telephone calls from motivated sellers who saw my signs or business cards that I distribute. When I got these calls I used the "Ultimate Property Analyzer" to determine if these were deals. The math doesn't lie!

 

After I determined these were good deals I called Tim with Financial Help Services to get the Hard-Money Loan started. Aside from your UBM course and the knowledge I've received to get me started, Tim, with FHS, has been extremely helpful. He answers all my questions, returns calls, provides advise when asked, pushes the loans thru to make my time-line work, and gives great suggestions.

I've been doing real estate (on the side) to produce a second stream of passive income for some years now.

 

I've spent thousands on training kits by Robert G. Allen (EMI institute), and others over the years.  Each has left me disappointed ... too much "Hooplah" and not enough "substantive, actionable information".

 

When I heard someone out there integrated training with technology and automation such as you did ... I was first resistant ... but then decided to spend the $700 bucks and give it a try.

Free Seminar!! Good variety of info, CPA info & grant/loan info best I have heard in a short session. Stayed on schedule quite well but allowed flexibility for overtime. Have been to other programs whose follow up was not there. I feel you are here to help me. Thanks!
