I was laid off and found myself
living with my in-laws. (Need I tell you that it was not my most
intelligent decision to move in with them but the only
choice I had. I
couldn’t stand to tell my 6’1” father-in-law that I was taking his
daughter to live on the streets.)
Emotionally, I was
bankrupt, like most of us when we’re rejected and have to start over in
life with a new career just past the age of 40. I was at a crossroads
in my life. I knew deep inside there was more for me than what I was
doing, working a 9-5 job and always just making ends meet.
The frustration of my
work life led me to the brink of divorce for neglecting my wife and my
marriage. The career I had did not pay enough, ever, which caused me to
live by faith and to deliver pizzas at night for Domino’s, park cars for
a valet company and drive limos on the weekends.
Then I
realized that I needed to do some serious soul searching, or the
relationships I had worked so hard to build would crumble to dust.
So I made some major
changes in my life. I moved to Florida, and my wife and I were able to
repair the broken pieces. We both found jobs that were unfulfilling but
helped to pay the bills while we searched for what was truly a way to
financial freedom. I had a two-hour drive to get to my job, which gave
me plenty of time to listen to CD courses on real estate, my passion.
Driving home one day,
I remembered something that happened years back: I had bought a home on
my lunch break and sold it the same day! Having that wad of
$100 bills in my pocket never felt so good. It wasn’t about greed or
ego, it was about hope and an answer to a better future, to be
financially free and not having to work all those pissin’ side jobs.
That house had been a
real fixer-upper, believe me. I would do a wholesale flip from time to
time back then for extra money, but I never thought I could make a
living from it. I knew even then that I was tired of trading my time for
an hourly wage, that there had to be a better way.
When I got home one
night from my two-hour drive, I told my wife we needed to find a house,
paint it, fix it up and then sell it—and we did just that. I was
exhausted and tired of driving. I was back to surviving and not living
or enjoying life.
It took us about 3
months to rehab the first project ourselves, which I would not recommend
now, but that was all we knew back then. It was a two-bedroom, one-bath
house, with the garage converted to a third bedroom
We sold it by doing an
HBO, or “highest and best offer” event, on Valentine’s weekend, in the
rain. Even with the bad weather, we had over 100 people show up for the
open house.
Our first check was amazing, and Mom Buys Houses
(our first company) was born. Then I realized, without proper knowledge
in this field, I would be just playing an amateur’s game. Thus began my
journey from being a newbie to becoming a champ and the best in the
business.
I started to train myself and learn the intricacies of
the real estate business. While I continued my job, I spent hours
studying every course that I could lay my hands on. I listened to
teaching CD’s and spent a lot of money on my education. A lot of it was
worthless but I had to sift through the crap to get the gold nuggets.
