I earned my advanced degree in Real Estate Investing through years
and years of real-life and in the trenches, trial and error.
Here's my story.....
In 1998, I was
married with an 18 month old daughter and life was good. We had just
moved into a house that we had bought the previous year and my wife
was a stay at home mom.
Then it happened…. My wife found a
lump in her breast and it turned out to be breast cancer. At 28
years old, she was now going through chemo, radiation, surgery and
more… Our world turned upside down. Two and a half years later, in
January of 2001, my wife lost her battle against the cancer. There I
was, a newly single dad with a three year old daughter who had just
lost her mommy.

You might ask, why am I telling you all of this?
Well, I had tried real estate a
couple of times before but I just couldn’t make it click. I couldn’t
find the time to look for enough houses. I couldn’t find the time to
make the offers I needed to make. I couldn’t find the time to build
my team. I couldn’t find the time to inspect the houses that I
needed to inspect to get my investing career going. And now, I had
even less time because it’s just Linda and I. I couldn’t afford to
just "hope for the best", I had to make the best
happen. My daughter was depending on me.
Now…. I want you to relate this
to a past experience in your own life. Have you ever been in a
situation with your back against the wall and whatever challenge you
were facing, you had to hit it head on? You didn’t have a choice.
You had to succeed. Well, you rose to the occasion, you picked
yourself up and YOU made it happen, didn’t you? Well, this
was the situation I was in.
If I was going
to make it in Real Estate,
I had to
do it with maximum results, in minimum time and with minimal effort.
I had to do it without working
nights and weekendsand I had to do it while still working a
full time job.
You May Be In The Same or Similar Situation
Here is what I did......
The first thing I did was immerse myself in education.
I went to every course, seminar and meeting I could find. I bought
every course I could get my hands on. You should see my library! I
learned all of the tricks, techniques and strategies that were out
there. I learned it all. The one thing they didn’t teach me in any
seminar or course I purchased was how to maximize my time and
efforts by using technology and applying it to real estate
investing. Nobody was teaching this. Like I said before, I just
didn’t have the time to put into real estate being an only parent
working another full time job.
The second thing I did was to study success and technology in other
industries.
I researched internet marketers,
software companies, mortgage companies, franchises and more. I
bought courses, went to seminars and read lots and lots of books.
Books like “Business at the Speed of Thought” by Bill Gates, “E
Myth” by Michael Gerber, “Hyper-Growth” and many more! I learned how
big companies maximize their time and efforts using technology to
their benefit.
How they set up
systems so the leaders can take themselves out of the picture and
the business continues operating without a single glitch.
The third thing I did was to put the two together and create an easy
to follow, step by step system
that not only allowed me to become a successful investor working
only a few hours a week but it was a system I could use as a
business plan to train other people to work for me on a commission
basis. Now I buy 10-15 houses every month and I never talk to not
one seller or realtor myself, ever! Did you catch that??

One of the
most important things I learned was…
No matter how good or advanced the technology, if you put a good
person in a bad or complicated system, the system will win every
time. In other words, whatever the system,
it had to be easy to follow
and it had to bring technology down to a level where anyone,
and I mean
anyone,
could use it without any specialized training what so ever.
You see,
technology scares me but I learned to manage it without having any
special training. Remember, no college grad here! I’m still scared
of it but I learned how to use it to my advantage and now you can
too.
How I Put
Technology To Use In My Course.....
In
The
Ultimate Buying and Selling Machine, I have incorporated
every technology that could be brought down to a level that
anyone could understand and
use… and would save time, effort and
Cold Hard Cash!
The very first
thing I did was
free myself from my cell
phone of taking calls from buyers, sellers and tenants by
getting an answering service. I have prepared very specific scripts
for the answering service that ask just the right questions to
separate the suspects from
the prospects! This enables you to decide in 10 seconds
whether or not you need to call the person back. The messages are
emailed to me immediately so I can make an informed decision right
away. Because with leads you need to remember…The Older they get,
the Colder they get! The
scripts I use are extremely powerful and results driven. They
ask just the right questions to get enough information to
determine if it is really a
good lead but they do not ask too much to make the caller get
mad or hang up!
This is
extremely important!
I also show you how to use a
call capture service.
Call capture service is a service like voice mail but the system
actually captures the caller’s number and sometimes the name. Caller
ID can’t even block this! Is this great or what? You can also set up
your call capture service with multiple voice mail boxes to lead the
caller down the path YOU want them to go. I have included all
of the call capture scripts for you.
Example:
The script first asks the caller to press 1 if they have a house for
sale and to press 2 if they are looking for a new home to purchase.
Then they go to a different script based on whether they pressed 1
or 2. You can add as many
different mail boxes and as many voice mail messages as you want.
You can even allow the caller to “press 0 to reach us immediately”
and then the system transfers the caller to your cell phone or any
other phone you desire.
The next thing I did
was set up my computer to search for properties, newspaper
classifieds, owners of vacant homes and much more at lightning
speed! I did this using a web browser called Mozilla Firefox.
Firefox allows you to open more than one window at a time. It does
this by using what they call tabbed browsing. For example, I have a
group of 11 different newspapers set up and when I open them up,
they all open at once in different tabs! I can literally search 11
newspaper classifieds for houses in less than 15 minutes!
Now that’s using technology to your benefit!
Now anyone out there can get
Firefox for free at www.mozilla.org but what I have done is create a
ready made set of Bookmarks in different groups, ready for you to
install on your computer that are already set up to search at
lightning speed.
